The International Quarter London North (IQLN) will redefine the Stratford Metropolitan Town Centre, a site known by its industrial past and neighbouring world-class park, part of the legacy of the 2012 Olympic Games. Over the past few years, the area has evolved into a modern hub with the emerging Town Centre at its heart. The unbuilt plot for IQLN was acquired from London and Continental Railways (LCR), presenting a unique opportunity to strengthen connections with the broader urban fabric.
In relation to the surrounding context, the distinctive masterplan for IQLN demonstrates a meticulous approach to proportion, form, massing, height and scale. The building’s footprint is carefully aligned with pedestrian movement patterns and the stepped massing ensures the buildings positively contribute to wellness in a three-dimensional urban composition. Distributed among six new towers rising up to 32 storeys, IQLN features a diverse mix of uses and tenures.
The upper levels of the buildings are designated for residential use, while the "podium levels", closer to the public space, house various community and commercial spaces accessible to citizens and residents. Blocks A, B, C, and D collectively offer 672 dwellings, while Blocks E and F provide accomodation for 909 students.
The distinctive form of the project adds character to the local area, while the use of materials, with earthy colour tones, rich textures, and elegant metal details, evokes East London’s industrial heritage, traditional architecture, and craftmanship. A three-dimensional landscape design weaves the distinct stepped design together with seven accessible and inclusive characteristic areas on multiple levels.
It incorporates play spaces, greenery, bicycle and pedestrian paths, sustainable features, and inviting public squares that link residential entrances, and ground floor amenities. The design approach will create nearly 1 hectare of new, high-quality public space, including two new squares and gardens, that will provide the local community with zones to stay active, relax and enjoy.
IQLN is committed to making a positive environmental impact, with a key focus on enhancing the abundance and diversity of local plant and animal species. This commitment will come to life through the planting of 100 trees, which will help create a pleasant microclimate in urban parks and on rooftops, attracting nectar-rich species and encouraging pollination. Additional goals include incorporating exposed finishes, using lightweight structures, and prioritising reused and recycled materials.
